In a way it may be fair pricing. there have been record bankruptcies and many stores closing. Heck even eliminate dividends would lower the value of thia stock quickly. Then the next offer would be less them $10.00 cad.

Even at 10:30 the suggested price for the stock by the CEO is way under the value of its actual real estate holdings as per some article written by Motley fool a while ago. Even in case they consider the price of real estate holdings the stock value was somewhere between 1250 to 13 $ Canadian about a year ago. They have to come up with much better price to buy back the shares from the shareholders.
